The market is challenging in Port St Lucie to sell a home that is nearly 30 years old in an established community. One is competing against newer 55+ homes in newer communities. We were in a must sell situation with an owner who was aging out of his roughly 2000 sq ft home and which would need costly roof replacement in a matter of a few years. Carmen was able to manage our expectations. We started off with setting a too high of price for the market. The home also had a dated design, as well as upcoming maintenance needs. She guided us in setting a reasonable price, which resulted in a sale in a matter of days. This was after the house had lingered on the market for a few months. Interest rates coming down a bit helped too. Again, the temptation is to set the sale price high, but having an agent that knows the flooded market of older homes for sale in a 55+ community is valuable. One needs to have an agent with connections and who'll get it done. Carmen's ability to set realistic expectations, working hard for us throughout the process and the incredible follow-up was great!
